Grubb & Ellis/Quantum Commercial Group and Vision Development, a division of Colorado Structures Inc., are working on a $4 million Class A office building at the corner of Jackson Creek Parkway and Leather Chaps Drive, just east of Interstate 25.
Dale Stamp, president of Grubb & Ellis/Quantum Commercial Group and Andrew Oyler represent the owner and see the building’s location, just 15 minutes from the Springs and 35 minutes from Denver, as a key motivator for tenants and buyers.
The 24,000-square-foot Jackson Creek Commerce Center was designed for professional users and commuters. Tenants will be able to move in by the fourth quarter of 2008 and can purchase a condo or lease space starting from 1,500 square feet.
The first of three two-story 30,000-square-foot buildings in phase one at the Powers Office Park at Briargate Parkway and North Powers Boulevard is scheduled to open next month, said Andy Oyler, who along with Grubb & Ellis/Quantum Commercial Group brokers Mark Dyer and Mary Francis Cowan, represent the developers.
When completed, the office park will consist of six buildings and an underground parking facility with 35 spaces per building.
Construction at the 24-acre project and adjacent 17-acre retail/mixed use center is being handled by Bryan Construction.
Paragon Properties and Harvey Salkow are partners in the project.
With enrollment expected to push past 7,500 students this fall at the University of Colorado at Colorado Springs, administrators and professors needed 4,000 square feet of additional space.
They found it at 1861 Austin Bluffs Parkway in the University Park Office Park.
Bob Garner of NAI Highland Commercial Group represented the landlord, PDA Development LLC, and Mary Frances Cowan and Russell Stroud of Grubb & Ellis Quantum Commercial Group represented the university.
The owners of the Archery Hut, Bill and Arlys Pellegrino, have purchased a 7,200-square-foot building at 6325 E. Platte Ave. for $562,500.
The building sits on a half acre parcel.
The State of Colorado has leased 3,300 square feet of office space at 609 Enterprise Drive in Pueblo from the Schreder Family Trust.

West Rail Inc., a light manufacturing company that provides products to the railroad industry, has leased 20,000 square feet of space on 2 acres at 4949 Geiger Blvd.
The tenant and the landlord, Wooten Properties LLP, were both represented by John Rodgers of Peak Commercial Properties.
West Rail President Duane LaPar said the company needed room to expand its aluminum and steel extrusion manufacturing operation.
The Redeemed Christian Church of God has leased almost 1,000 square feet of meeting space at 3612 Galley Road, Unit C in the Citadel Professional Building.
