Looking for a bargain? 5,000 acres for sale at 44 percent discount

Two Windsor, Colo., developers are offering 5,000 acres of residential and commercial properties in Northern Colorado for $177 million.

The properties include 9,370 lots in Windsor, Fort Collins, Greeley, Timnath, Berthoud, Loveland, Johnstown, Mead and Severance. The properties are listed with Harrison Resource Corp.

The package of properties is being marketed as the “largest single holding of mixed-use, residential, golf, commercial and industrial land north of Denver.” The land is being offered at 71 cents per square foot on average, estimated to be about 44 percent of its peak value of more than $400 million during 2007.

The property includes Highland Meadows Golf Course, Water Valley West – a 700-lot golf community in west Windsor – three active subdivisions, 14 commercial-retail-industrial sites totaling 1,136 acres and 3,600 acre-feet of water rights.

  1. Property, real or personal, is only worth what buyers will pay for the property. This property is not being discounted. The seller is attempting to sell at a price that more represents the TRUE VALUE in today’s market.

  2. Bill got it exactly right. 44% discount is pure marketing. Not reality.

    True reality: The Eastman Kodak plant in Windsor has been closed. They were the primary employer in the area. Several thousand jobs have walked. This land may be worth a lot less than the developers would like.
