Arby’s, Denny’s and Family Dollar are all prepping to open locations in the Markets at Mesa Ridge in Fountain.
The retail development, a little more than a mile from gate 20 of Fort Carson, is thriving.
“It’s like going back in time down there,” said Rich Walker, a broker with 1st Properties that markets the space. “It’s like 2006. We don’t have enough space. We’re filling it up before we can build it.”
In addition to the Family Dollar, scheduled to open before the end of the month, Arby’s and Denny’s, which are breaking ground on new pads now, Walker said there are plans ready for two additional 6,700-square foot retail sites.
“My phone rings every single day,” Walker said.
The interest in the Markets at Mesa Ridge has grown to a fever pitch, he said.
The city of Fountain created incentives for new business development because of pent-up demand (see related story). The city offers a 50 percent rebate on sales tax for the first five years, as long as a business meets certain requirements, primarily regarding employment.
The shopping center, largely because of its proximity to Fort Carson, is busy, Walker said. High volume of military personnel sweep through McDonalds, Bird Dog BBQ and Subway. The Subway store at Mesa Ridge is consistently ranked among the top three busiest stores in Southern Colorado, according to a spokeswoman for the restaurant chain.
