Founded in 1987 by Colorado Springs real estate brokers Bob Hoff and Tim Leigh, Hoff & Leigh Inc. has survived the ups and downs of the Colorado Springs commercial real estate market for almost 30 years. Bob Hoff retired several years ago, leaving a management triumvirate of Tim Leigh, his daughter Holly Trinidad and son-in-law R.D. Trinidad.
The Hoff & Leigh business model is simple: Cultivate your own backyard. The company has always specialized in smaller, often locally owned, properties that appeal to small-business owners and investors. While they do larger deals, their bread and butter (or, in a down market, their margarine and crackers) comes from the hundreds of inconspicuous commercial properties scattered throughout the city.
Three years ago, the company began a long-contemplated expansion.
“Bob never wanted to expand,” said Leigh, ”but I always thought our business model would work well in other tertiary markets.”
Hoff & Leigh opened an office in Akron, Ohio, in 2012, adding Salt Lake City, Albuquerque, N.M., Parker and Castle Rock in 2013.
“Essentially our business doubled from 2012 to 2013 by every metric: sales volume, commission income and agent force,” said Leigh. “We’re looking for another double in 2014.”
“Ours is a slow growth model so we can get to know each new managing broker,” Leigh continued. “We had two offices in 2012 and six in 2013. We’re shooting for 12 in 2014, 12 more in 2015 and 12 more in 2016. Our unique selling proposition is our no-cost start-up and high commission split. We handle an affiliate office’s entire back room operation.”
If the company’s plans come to fruition, Colorado Springs will be the headquarters of a sizeable national commercial real estate company.
Perhaps influenced by this winter’s chilly weather, Leigh intends to open offices in “warm, sunny places” in 2014, including Texas, Florida and Arizona.
“Our recruiting model is very sophisticated,” said Leigh, whose playful approach to serious matters is familiar to many in the business community. “We look in cities where Southwest Airlines flies directly from Denver.”
Holly Trinidad and R.D. Trinidad have led and will continue to lead the company’s expansion.
“Holly likes to bill herself as a third-generation real estate entrepreneur,” said Leigh. “R.D. is the steady hand that guides the company. Holly and I do the recruiting trips, which is the best business gig in the world. I get to travel to cool places, stay in nice hotels, eat sumptuously, drink moderately and spend time with my daughter. R.D. is the CEO, CFO and COO. I’m the silk; they’re the substance.”
